Woke up in early hours this morning for a nocturnal visit and could hear running water in bathroom. Lights not working so grabbed torch ran downstairs and turned off main tap. Despite monsoon conditions ceilings held up, probably because the water was escaping thru the down lighters where it pooled on the 3yr old wood floor and carpets in hallway and front room. Operating various isolaters traced the prob to a £2 flexible pipe linking rising main to bathroom toilet cistern which has rusted (?) thru after c8yrs. Rang Hse & Contents Insurer emergency number and chappie says because of GDPR he cannot verify our policy so I must ring office at 8am, but he will put my name down in the queue for the plumber (15h later still not heard anything). Looked at other flexible pipes around the house and found 2 more with rusty braiding. Google suggests 20% of H&Content claims are due to flexible pipes and that in Oz these fitting must have a 10yr warranty; not so UK. Feck!
Rang insurer and got strong vibe that you are guilty of fraud until proven innocent (despite no previous claims) but let that go. Anyways, insurer confirmed ‘Restoration Specialist’ will visit tomorrow and then I decide if claiming as I have £450 excess. Having taken up some upstairs carpets / underlay / exposed floorboards and set VAX and fans running the place is looking surprisingly better. So: IF I do claim how much will it affect future Hse&Contents Insurance and what about the cars & bike policies as I vaguely recall insurers ask if you have you claimed on your insurance [ANY?] in the last 5 yrs… Close inspection reveals several other rooms have token damp at edges. What really bothers me is what happens if the wood floor starts to split etc or carpets sprout mould in a few months time ie after the settlement? Appreciate this isn’t MumsNet but any comments appreciated! TIA
