Cheap house or Building plot.

Hopefully I won't get flamed for enquiring here. I am starting to look for work and apparently half finished houses and building plots aren't that expensive in Ireland at the moment. Is that right or is it mostly stuff that builders won't touch with a barge pole? just asking like :aidan

locally i have seen some cracking places go, 2 went recently, 1 was cottage on 1 acrce for 40k and other cottage on 2 acre for 80k.

both would take about 20-40k work depending if wanted extened of just clean them up

killer here is no one can get mortgage and materials are gone very expensive.

I priced job and it isnt cheaper than before recession as labour had dropped hugely but material costs make up the balance

As in 'buy something, do it up / complete it & sell it on" kinda work ?

There's any amount of unfinished / partly built stuff around the country and most of it's going for a song. Some of the foreign lenders are prepared to settle for less than 20% of the loan amount in their hurry to clear their books of the disaster that was Irish lending.

BUT, nobody here has any money, none of the banks are lending and the letting market is over supplied so you could find yourself investing time & money into a place that you can't give away when it's finished.

I was thinking that, there's land for sale in surrey that normally is just snapped up and it's just sitting there doing nothing. My mate a jobbing builder says he can risk getting into a situation where he holds debt he cant' get rid of. So he's just doing little tiny jobs to tick along, little if any risk all his casual blokes are laid off and all the kit he had has been sold off...

he'd rather rent and hire on a day to day basis than have kit and people he has not work for...
 
Thank's for the replys. If I get involved in a half finished property I would probably be looking to keep it for a period of 5 to 10 years. I expect I will have a look around the south east some time over the next month or two.

You've some hope of getting out 'alive' after 5 to 10 I'd say.

15-20 more like.

The way the governement is bending over to demands from EU bureaucrats who appears want every penny the EU put into Ireland back with huge interest.

I say fuck them. Make the place a tax haven. Soon have most of the same cnuts opening accounts in Ireland:augie
 
IMO most of the half finished property is in the " larger commuter belt " of the big employers ... and by larger they mean larger ......eg miles away from where you really want to be and not to scenic or idyllic either. You're better of trying to see where you would want to live yourself and find a cheap house in need of some renovation, because at least you can invest into insulation and features that are important to you . The houses that will always been traded are one off small family homes with a decent patch of land for a garden ...........:rob

About the timeline ??? my guess is ... no gain for 10 years and afterwards a real improvement .
