Hi, just wondered if I could get some advice from anyone living in Norfolk. I'm moving down your way in about two months for work in Norwich and I've got no idea about house prices and locations. I'm guessing Norwich itself is pretty expensive, so I've got my eye on North Walsham as it's a bit nearer the coast and looks much quieter. Would that be a good place to commute from? Just wondering which estate agents to go with too. I've been looking at http://www.abbotts.co.uk/forsaleoffice/North-Walsham-/2007 but I've heard some real horror stories from friends buying houses in recent years so wanted to see if anyone's used these guys and could recommend them please?

Many thanks.

Personally I can't stand North Walsham. Aylsham is much nicer and a similar distance from Norwich.
The road from Walsham to Norwich is full of 50mph limits. The Aylsham to Norwich road (A140) is a much nicer road.

With Miff on this one, Walshams alright around the edges, I feel its a bit to small town like, nothing like a village. With the youth of today problems, lots of drugs an drink about the centre.

Thanks both, this is really helpful. I hadn't looked at Aylsham but it looks much more like the kind of place I was hoping for. I'd be driving into Norwich every day so thanks for the tip off about the roads. It's just a case of finding a balance between being well connected with transport links and having the peace and quiet of a village location.

North Walsham has a train station on the Norwich-Sheringham line. Aylsham doesn't. Public transport is not great around here, but there are buses in both towns. The trains stop running after 11:30pm IIRC. The buses don't run late either. Lots of taxis are available.

If you are considering moving into a village, make sure you inquire about the broadband speed. Some villages can't get broadband. Or mobile coverage. Also many villages don't have mains drains or mains gas feed.

You'd be surprised (or maybe not) how many people don't consider these things. I don't know how rural based you are, but there are lots of things to consider if moving into the sticks...

I can highly recommend Watsons Estate Agents seeing as wifey works as Manager in the main Norwich office!! They also have an office in North Walsham run by her friend Tiff. Wifey says Aylsham is nice but more expensive than North Walsham. You could look at Spixworth, Hainford area. She says any village about 10 miles out of Norwich would be quite a bit cheaper than Norwich. Her works e-mail is [email protected]
Send her an e-mail with your price range, max commuting distance etc and she'll send you a selection of houses within your range. Howzat!
