Thanks for the bypass and house buying links :thumb2

Is the bypass likely what with the current economic climate? I'd vote for it after going back south after my interview at Dyce, so many roundabouts and traffic lights :eek:

Another query :rolleyes: the housing market, "offers over" means I guess this is the minimum we'll accept. If the market is very +ve you've got no hope of buying one for that, but is there a rule of thumb for what is the usual percentage above the "offers over"?

this buisiness of offers over is a bit of a hangover from the good times. Now i dont know specifically how hot the housing market is in Aberdeen but down here in the sooth o the country if a property that you have an notion of has been on the market for a fair bit of time and has not sold then i would go in a bit under the asking price, not stupid low or insulting but a good bit under and put a very short closing time on your offer!

I agree re the 'offers over thing'. I've bought for under a few times.
Up here, when you want to let the buyer know you are serious, you 'note your interest' via your solicitor to theirs.
Best indication of how it's going to sell is the number of 'noted interests'. If a load of folk have officially noted their interest, you can bet it'll go for more than the minimum.
Also, up here, the seller can either accept a random bid or go to a 'closing date' in which case you put in a sealed bid. They don't HAVE to accept the highest bid but that's generally the case.

Also, be aware that in Scotland, if you make an offer and have it accepted - it is binding. If either party pulls out they are responsible for the other parties costs - so gazzumping if pretty unheard of.

I've bought & sold properties in England and Scotland. I find the Scottish system better. The 'bidding' aspect puts some folk off but if you win, you know you've won, and that's that.

I have no doubt the bypass will go ahead. The wheels are turning slowly but surely.
